Selling a Homes in Medfield, Ma and Communities Southwest of Boston

Things to consider when selling your home.

Your home (condominium or piece of land) is a valuable asset to you and it is important that you consider many issues when marketing this real estate. The areas of concern to you are determining an accurate asking price, preparing your home for sale and getting exposure for your real estate.

How to determining an accurate value of your real estate.

1.      Contact Margaret Whelan for a no cost realistic Comparative Market Evaluation. This is an analysis that compares your property to active, pending and sold (in past 6 months) lisitngs. I will meet you at your home, condominium or plot of land and complete an analysis considering style, age, location, lot size, condition, and assessed value.

Note:      It is wise to visit open houses prior to marketing your real estate so that you can understand realtor's pricing recomendations

Preparing your home

Remove the clutter. Clean up the yard and the home.

       Wash the windows.

       Paint marked walls and woodwork.

Repair areas that are damaged. (The buyers will expect you to make all repairs prior to closing so make the repairs prior to marketing your home and you will get a better sale price.)

Open shades and install bright light bulbs. (Always turn the lights on prior to showing your home.)

Check your home for pet odors and remove the odors with air fresheners or an ionizing machine.

If you are located in Medfield, MA or a town south or west of Boston I am happy to visit your home or condominium and give you suggestions. If you do not live in Medfield or south or west of Boston I will arrange for an experienced realtor to contact you. Contact me now for any help I can give you.

·        How to get exposure for your home.

1.      Exposure, exposure, exposure! Other then the condition and location of your home, exposure is the most important factor to consider when selling your real estate.

2.      Choose a realtor and real estate company with care. You will want an experienced realtor and one who is able to give your real estate exposure via the MLS system, the internet and personal networking. That means you need a realtor who is comfortable with the internet and the computer. (The e-PRO designation, such as I have, indicates additional education and a  knowledge of computer technology. As your listing agent I would submit your real estate to NEMoves.com , ColdwellBanker.com and as a featured home to HomesWithMe.com, and Realtor.com). My MLS email system would automatically email your listing to ALL potential buyers who have signed up to receive automatic email notification. Realtors with customers for your property would receive an email from me suggesting that they introduce their customer to your real estate. I network with realtors via email and telephone. My 19 years of real estate experience give me a large networking address book.)

3.      Choose a realtor who has experience with negotiating and marketing. You will want someone who can maximize the good points of your property and minimize the less desirable ones. You will want to work with a realtor who can create an air of desirability and an urgency to purchase your real estate.

·        Real Estate Terms, what do they mean? This is your opportunity to find the meaning of real estate terms that you might not understand. Glossary of real estate terms.

Why Do Consumers Need Agents?

  1. To guide you in interpreting the details, the fine print, the disclosures, and the area historical sales. (You will also need an attorney to guide you through the legalese of the contract.)
  2. To remind you of the subtle risks you may overlook such as lead paint regulations, underground oil tank regulations, exclusions and known future neighborhood developments.
  3. To structure a well thoughtout purchase contract that protects earnest money deposits.
  4. You will have smoother negotiations when you have two neutral, experienced and unemotional representatives negotiating for the sellers and the buyers.
  5. You will save time and stress by having a knowledgeable and experienced realtor working for you.
  6. You will receive additional exposure by having the realtor network both physically and through the internet. This leads to more buyers and ultimately a better price for your home.

What is Your Correct List Price

Before we decide on a List Price for your home I will provide you with a Comparative Market Analysis (CMA) which will give a comparison of homes presently listed but unsold, those which are under agreement and those that have sold in the past six months.

Now, together, we have to decide on a listing price for your home. What is your goal?

·        Are you looking for a quick sale?

·        Are you willing to have your home sit on the market for many months (making buyers wander why it hasn’t sold)?

·        Would you like to price it to create competitive bids on your home and therefore possibly get more then the value of your home?

Market conditions will play a role in setting the price of your home. The spring market is traditionally the best market. Location and condition of your home also have an impact on your list price. We will need to factor in the availability of competing homes, current interest rates and whether it is a buyers or a sellers market.

I will recommend a price range and together we will decide on a list price.
